Other closing costs, in addition to the flat legal fee, include any debts that need to be paid out to provide clean title to the buyer and the Law Society of Ontario levy.

We contact your lender for a mortgage discharge statement, calculate the payout amount including any prepayment penalties, and ensure the mortgage is fully discharged on closing day using the sale proceeds. The net amount after paying off your mortgage and closing costs is transferred to you. It is very important for you to keep paying all scheduled payments leading up to closing. Any missed payments prior to closing will result in the mortgage not being totally discharged.
